Job Description

The Construction Manager oversees large-scale new builds, renovations, and expansions of industrial fulfillment centers across the United States. This role leads preconstruction management for retrofit, expansion, and initiative projects, ensuring designs, schedules, and budgets align with program goals and are delivered on time. The Construction Manager collaborates closely with internal and external stakeholders, sets clear deadlines, assigns responsibilities, and provides regular status updates to senior leadership. The role requires a bachelor's degree and at least 7 years of relevant experience, along with strong judgment, creativity, and the ability to direct the work of others on complex, high-value projects.

Responsibilities

  • Lead preconstruction management for retrofit, expansion, and new build industrial projects, including planning, design coordination, budgeting, and scheduling.
  • Obtain and document all project specifics from site selection and transaction management teams, and research and compile all available information for each site.
  • Coordinate all engineering and architectural specifications for each building type, including internal composite coordination, site surveys, existing drawings, and site visits.
  • Manage site-specific requirements such as transportation and traffic control, internal building requirements and standards, and line-of-business standards.
  • Coordinate initial architectural design efforts and manage permit submittals as required by local jurisdictions.
  • Develop and provide supporting documents for lease execution, including site plans, work letters, schedules, phasing plans, and other technical exhibits.
  • Create initial construction schedules and define construction phasing sequences to support efficient project delivery.
  • Develop construction cost estimates for capital requests and other planning efforts, ensuring alignment with budget and financial targets.
  • Manage due diligence activities, including utility coordination and other preconstruction efforts, prior to construction handoff.
  • Prepare and provide complete and accurate documentation for construction handoff, ensuring all materials are uploaded to Procore.
  • Maintain a comprehensive repository of all preconstruction work products by site, including contacts, drawings, permit status, lease language and exhibits, capital request breakdowns, and landlord contributions or reimbursements.
  • Ensure projects comply with design criteria, spending guidelines, and transaction policies while actively mitigating risks to schedule and budget.
  • Influence and collaborate with cross-functional stakeholders, including design, engineering, facilities, and operations teams, to align project objectives.
  • Set deadlines, assign responsibilities, and monitor and summarize project and program progress for multiple concurrent initiatives.
  • Prepare and present regular status reports and updates for upper management and program leadership.
  • Review and manage contracts, RFIs, and other project documentation to support effective project controls and governance.
  • Provide project management oversight for large commercial or industrial construction projects, including retrofits and new builds of at least 150,000 square feet and approximately $20 million in budget.
  • Lead and direct the work of others on project teams, applying extensive experience and judgment to plan and accomplish goals.
  • Support program management of concurrent projects, ensuring consistency, standardization, and best practices across the portfolio.
  • Communicate project requirements clearly and effectively to diverse audiences, including technical and non-technical stakeholders.

Essential Skills

  • Bachelor's degree in Architecture, Engineering, Construction Management, or a comparable field.
  • At least 7 years of experience in construction management or a closely related field.
  • Proven experience managing large commercial or industrial construction projects, including retrofits and new builds.
  • Experience with projects of at least 150,000 square feet and approximately $20 million in budget.
  • Strong construction management and project management skills, including scope, schedule, and budget control.
  • Hands-on experience in site development and project coordination.
  • Familiarity with a wide range of design and construction concepts, practices, and procedures.
  • Experience in at least two disciplines within the construction industry, such as General Contracting, Owner's Representation, Commercial Development, Engineering and Design, or similar.
  • Experience in facilities management or similar roles, including planning, design review, implementation, and project management/control of new structures and existing buildings.
  • Demonstrated ability to manage program-level responsibilities across concurrent projects.
  • Strong stakeholder management skills, with the ability to influence and collaborate across cross-functional teams.
  • Experience with RFIs and contract review in a construction or project management context.
  • Ability to communicate project requirements and technical information clearly to various audiences.
  • Eligibility to work on projects subject to export control requirements.
  • Proficiency with project management tools and construction documentation platforms such as Procore (or similar).

Additional Skills & Qualifications

  • Project Management accreditation such as PMP® or a similar credential.
  • Experience working as an owner's representative or in a client-facing project leadership capacity.
  • Background in industrial, logistics, or fulfillment center construction environments.
  • Demonstrated success leading cross-functional teams and directing the work of others.
  • Strong analytical skills for developing capital requests, cost estimates, and financial breakdowns.
  • High level of creativity and latitude in solving complex design and construction challenges.
  • Comfort working in a fast-paced, innovative environment with large-scale, high-visibility programs.
  • Ability to travel regularly to project sites within Northern California and Salt Lake City, Utah.

Work Environment

This role operates primarily in a remote work environment, with regular collaboration across distributed project teams. The Construction Manager will conduct approximately two project site visits per month, each lasting 2--3 days, to locations throughout Northern California and Salt Lake City, Utah. All approved travel costs are expensed in accordance with company policies. Work involves extensive interaction with digital project management and construction tools, including platforms such as Procore, as well as frequent virtual meetings with internal and external stakeholders.

Pay and Benefits

The pay range for this position is $65.00 - $70.00/hr. Benefits include medical, dental, vision, 401(k), life insurance, disability, and more.
