Note: This position is grant funded and not eligible for the county pension plan 401(a).

Compensation & Requirements

  • Plans Examiner I: $29.76 - $44.64 hourly.
  • Plans Examiner II: $33.35 - $50.00 hourly.

Additional Plans Examiner II Requirements:

  • Five (5) or more years of increasingly responsible experience and supervision in the construction industry.
  • Three (3) or more years of inspection experience in the specialty field and/or plan review experience as a certified inspector or plan reviewer.

General Description

The Plans Examiner reviews construction plans for compliance with County-adopted codes and regulations.

Duties

  • Performs detailed plan review for new buildings, remodels, and repairs.
  • Communicates and collaborates with County departments, fire departments, and special districts.
  • Advises construction professionals, contractors, and property owners on plan modifications.
  • Assists inspectors with information gathering in the office and field.
  • Interprets and documents code based on jurisdictional guidelines.
  • Answers technical inquiries and investigates construction complaints.
  • Performs building inspections to ensure compliance with plans, codes, and regulations.
  • Issues "Stop Work" orders and Dangerous Building notices when necessary.

Requirements

Skills, Abilities and Competencies

  • Knowledge of construction practices, codes, laws, and inspection methods.
  • Familiarity with ADA, ANSI, and accessibility standards.
  • Ability to read blueprints and interpret specifications.
  • Proficiency in basic computing and permitting software.
  • Strong verbal and written communication skills.
  • Ability to resolve issues with difficult clientele.

Education and Experience

  • High school graduation or G.E.D. equivalent, with advanced training in specialties.
  • Four (4) or more years of experience in the construction industry (IRC/IBC building construction, electrical, plumbing/mechanical, etc.).
  • Any equivalent combination of education and experience will be considered.

Licenses and Certifications

  • ICC certifications (especially plan review) are preferred at hire.
  • State of Colorado licensure in a relevant trade is preferred.
  • Valid Class "R" Colorado Driver's License required.
  • ICC Plans Examiner certification required within twelve (12) months of appointment.

Work Environment & Physical Demands

  • Standard office environment with required field work for inspections.
  • Physical demands include sitting (65%), standing/walking (35%), occasional lifting up to 20 lbs, and stooping/kneeling.
  • Requires effective oral and auditory capacity for communication and public hearings.
