As we continue to execute on our value-add and core-plus acquisition strategies across high-growth US markets, we are seeking a highly analytical and driven Contract Asset Manager to optimize portfolio performance.

About the Role

As a Contract Asset Manager, you will play a critical role in executing asset-level business plans intended to maximize Net Operating Income (NOI) growth, occupancy, and resident retention across an assigned regional multifamily portfolio. Working fully remotely, you will act as a key financial and operational strategist, leveraging proprietary data analytics to bridge the gap between Cortland's Investments and Regional Operations leadership teams.

Responsibilities

  • Portfolio Strategy Execution: Oversee and drive the execution of asset-specific business plans, ensuring regional properties meet or exceed underwritten proforma targets and investor expectations.
  • Financial Modeling & Analytics: Analyze property financial statements, perform variance analyses, and evaluate operational metrics (occupancy, renewal rates, and rent growth) to identify opportunities for revenue enhancement and expense containment.
  • Value-Add Strategy Oversight: Monitor the progress, budgets, and ROI of capital improvement and renovation programs (common areas and unit turns) in alignment with Cortland Build teams.
  • Operational Collaboration: Partner closely with Regional Operations, Revenue Management, and Marketing leaders to establish strategic pricing, maximize concession efficiencies, and optimize community performance.
  • Investor & Leadership Reporting: Synthesize complex property- and portfolio-level valuations, preparing clear, concise performance packages, market research briefs, and cash flow projections for corporate leadership.

Qualifications

  • Professional Experience: 4+ years of real estate asset management or investment analysis experience, with a heavy emphasis on multifamily / apartment communities.
  • Financial Acumen: Advanced proficiency in real estate financial modeling, proforma underwriting, and comprehensive knowledge of industry-standard analytical spreadsheets.
  • Market Knowledge: Deep understanding of macroeconomic trends, supply/demand dynamics, and competitive benchmarking within major US growth markets.
  • Systems Familiarity: Experience using property management systems (e.g., Yardi, RealPage) and CRM/BI tools is highly preferred.
  • Communication: Strong interpersonal skills with the ability to convey complex financial data and strategic direction clearly to cross-functional operational teams.

Contract Terms & Structure

  • Workplace Policy: 100% Remote (Must be based in the United States, with a preference for time zones aligned with targeted regional portfolios).
  • Contract Type: Independent Contractor (1099) or Corp-to-Corp (C2C).
  • Duration: 6-month initial engagement with strong potential for extension based on performance.
  • Travel: While primarily remote, minimal travel may be requested to evaluate assets or local submarket conditions (expenses reimbursed).
