Job Summary

Lead financial modeling, valuation, and investment analysis for real estate development projects. Coordinate with various departments including Development, Global and Americas Finance, corporate Operations, Technical Services, Brand Management, Tax, and Legal to ensure all relevant issues are identified, analyzed, and documented. Manage and mentor a team of managers and analysts, including reviewing their work, providing coaching, and assisting with recruitment and onboarding. Projects can range from single assets to portfolio opportunities.

Your Day to Day

Financial Modeling/Investment Analysis

Supervise and coordinate the financial modeling of complex transactions and unique investment scenarios. This includes NPV, IRR, and earnings impact analysis using proforma data, proposed deal terms, and input from Technical Services, Tax, and Financial Reporting teams. Review team members' findings, assess project financial viability, and propose enhancements to deal terms to meet company return requirements. Revise modeling, analysis, and proposals as deal terms evolve.

Capital Approval Papers

Oversee the preparation of approval papers for the Americas Capital Committee and Executive Committee. These papers, which can range from 5-50 pages, detail the project, market dynamics, competitive landscape, proposed positioning, deal structure, SWOT analysis, and financial implications. Review project details with Tax, Legal, Technical Services, Operations, Brands, Development, and Financial Reporting to ensure all key issues are addressed.

Proforma Income Statements

Manage the development of proforma income statements using historical P&L data from comparable assets or external consultants. Analyze the performance of competitive assets and their similarities/differences to the subject property. Utilize key performance metrics and occupancy/ADR projections from market feasibility analysis to create proforma P&Ls for the subject. Coordinate review sessions with Operations and Development partners to reach a consensus on projected performance.

Market/Industry Research

Leverage industry contacts (consultants, brokers, peers) and stay informed on industry publications, forecasts, competitor performance, fee structures, and market trends.

Ad Hoc Investment Analysis Projects

Lead ad hoc financial analyses within the Finance Department, providing guidance on financial modeling and company analysis policies, or conducting analyses for non-hotel specific projects like the company's franchise development plan.

What We Need From You

  • Demonstrated project management experience in organizing, planning, and executing large-scale projects from conception through implementation.
  • Effective verbal and written communication skills for interacting with clients, vendors, senior management, and staff.
  • Knowledge of financial principles and modeling processes.
  • Fluency with investment analysis techniques including NPV, IRR, and DCF.
  • Proficiency with computer modeling in Microsoft Excel.
  • Knowledge of current business, economic, and industry trends in hotel industry capital investment.
  • Analytical and commercial judgment skills.
  • Knowledge of financial principles and relevant Federal, State, and local laws and regulations concerning company investments and capital asset acquisition.
  • Financial and business analysis skills, with the ability to analyze operating, forecast, and budget information.

Travel

10% limited travel.

Location

Hybrid work structure: 3 days a week in office. This expectation may evolve with business needs.

Compensation & Benefits

The salary range for this role is $106,000 to $130,000, and the role is eligible for bonus pay. We offer a comprehensive benefits package including paid time off, medical/dental/vision insurance, 401K, and other employee benefits.
