The platform uses a distress scoring algorithm to rank motivated sellers and integrates machine learning to surface the highest-priority opportunities based on property data and market conditions.
Role Description
The Transaction Coordinator will focus on the contract-to-close segment of the investor workflow, helping FlipOps build tools that manage the steps between a signed purchase agreement and a completed closing. This includes title coordination, document tracking, deadline management, and communication between all parties involved in a transaction. The role requires familiarity with how wholesalers assign contracts, how flippers coordinate closings around rehab timelines, and how BRRRR investors manage the refinance stage after acquisition.
Qualifications
- Transaction Coordination and Transaction Management experience
- Knowledge of escrow processes and documentation
- Strong Communication and Customer Service skills
- Exceptional organizational skills with the ability to multitask and manage deadlines
- Proficiency with transaction management software or CRM tools
- Familiarity with real estate investing is a plus
- Bachelor's degree or equivalent practical experience in real estate, business, or related field is preferred
What You'll Do
- Design transaction management workflows within the FlipOps platform that track every deal from executed contract through closing, including assignment contracts, double closes, and traditional purchases
- Build document checklists and deadline tracking systems for common transaction types: wholesale assignments, fix-and-flip purchases, BRRRR acquisitions, and seller-financed deals
- Define the handoff process between the acquisitions pipeline and the transaction pipeline so contract details, seller information, and deal terms transfer without manual re-entry
- Develop communication templates and notification triggers for title companies, attorneys, buyers, sellers, and investors at each stage of the closing process
- Create dashboards that show active transactions by status, days to close, pending title issues, and upcoming deadlines across an investor's entire portfolio
- Work with the product team to integrate earnest money tracking, assignment fee calculations, and closing cost estimates directly into the transaction record
- Identify common title issues that delay or kill closings --- liens, code violations, HOA delinquencies, boundary disputes, probate complications --- and build early detection flags into the platform
- Establish quality control checkpoints at key transaction milestones to reduce fallout rates between contract execution and closing
You Might Be a Fit If
- You've coordinated closings on wholesale assignments, double closes, or fix-and-flip purchases and understand the documentation requirements for each transaction type
- You've worked with title companies and closing attorneys to resolve issues that come up during title searches, including liens, judgments, and clouded title situations
- You've managed 15+ concurrent transactions and maintained a system for tracking deadlines, contingencies, and outstanding documents across all of them
- You're familiar with how investors use tools like REsimpli, InvestorFuse, or Podio to track deals post-contract and where those tools typically fall short during the closing phase
- You've coordinated transactions involving assignment fees and understand how the assignment contract, the original purchase agreement, and the end buyer's contract interact
- You've processed earnest money deposits, tracked disbursements, and reconciled closing statements across multiple deals in a single month
- You understand the difference between a simultaneous close, a traditional assignment, and a novation, and you know which title companies in your market handle each one
- You've built or maintained a checklist system that a VA or junior coordinator could follow to keep transactions moving without constant oversight
Bonus Points
- Experience coordinating transactions involving creative finance structures --- sub-to closings, seller-financed purchases, or wrap mortgages --- where the documentation and title requirements differ from standard cash deals
- Familiarity with DNC/TCPA compliance documentation that needs to be retained as part of the transaction file for deals sourced through cold calling or SMS campaigns
- You've managed the disposition side of transactions, coordinating with cash buyers and their lenders to meet closing timelines on the back end of a wholesale deal
- Experience with rehab draw schedules and contractor payment coordination as part of a fix-and-flip transaction workflow
- Background in tracking refinance timelines and lender requirements for BRRRR investors who need to close on the refi within a specific window after acquisition
Compensation
$56,000-$65,000. Remote-friendly.
